Customized Management Plans
We can customize your management plan to meet your needs. Some owners prefer that we just collect the rent and handle maintenance calls. Others want us to handle it all... lawn care, between tenant clean up, painting, repairs and maintenance issues, etc.
Tenant Placement Assistance

For the owner who prefers to manage their own property but would like assistance finding tenants, we can serve you!

Tenant Qualifying

As members of The Oconee Credit Bureau, we run credit checks on every tenant. Effective September 1, 2010 we require proof of income, eviction screening, and criminal background checks.

Monthly Financial Statements
The owner will receive a detailed monthly financial statement with attached invoices when applicable.
24 Hour Emergency Services

We will make ourselves available 24/7 to all tenants and owners. The terms of the Management Rental Agreement will provide the guidelines on when to call the owner for repairs/maintenance and when to handle the situation without owner notification. This is a part of the customized management plan.

Maintenance Services

We have relationships with local companies that can provide various maintenance services to include, but not limited to, lawncare, painting, remodeling, plumbing, electrical, heating and air, house cleaning, tree removal, etc. If you wish to have lawn care services included in the rent, we can provide this service.

Property Inspections
Each rental property may be inspected as needed to ensure compliance with the rental agreement.
Evictions
The dreaded eviction... we will handle all the necessary court filings as permitted by law in the event an eviction is indicated. It is our policy to begin eviction proceedings within 5 days if rent has not been paid on or before the 10th.
